Gas Servicing

Gas safety checks are a legal requirement to ensure that the boiler and gas installation within your household remains safe.

Gas safety checks are legally required to be undertaken by all landlords annually. In order to ensure effective planning, we typically work on a 10 month cycle to ensure your check never falls overdue.

Albyn procures a gas safe accredited contractor to undertake annual checks within all our properties, as well as a reactive service for breakdowns and repairs. Our current contractor is Heatcare Oil and Gas Ltd.

A gas safe check typically takes 1 hour to complete if no further works or remedials are required, and contractors will need access to the boiler, flue and meter within your property.

There is no charge for the gas safe check as this is covered by your monthly rent payments. We also do not charge for any breakdowns or remedials unless we have found these have been caused by malicious or wilful action, negligence, misuse or third party interference.

In order to ensure gas safe checks can be undertaken efficiently, we need you to liaise with our contractor to schedule appointments and allow access. We also need you to tell us if your contact details change so that we can update our records.

It is also essential that you log repairs in the event of any issues with your heating system as soon as possible. You can log gas, oil or LPG heating faults by calling Heatcare directly on 01343 842 042.

Our contractor will make contact with you when your gas safe check is becoming due in order to schedule an appointment that is suitable for you. If you miss a call or email from our contractor, is it important that you get back in touch with them so that we can progress.

If no appointments are made or if access is not permitted, Albyn are informed and whilst we will continue to attempt to make contact with you, if you do not provide access at your final confirmed appointment your gas meter will be capped or we will force access to properties, to ensure the installation remains safe.
